Water Leak in a Hong Kong Flat: What to Do Before Repairs

A practical first-response checklist for documenting a leak, limiting damage and helping identify whether the source is plumbing or waterproofing.

01Make the area safe first

If water is near a light, socket, appliance or electrical panel, keep clear and do not touch wet electrical equipment. If it is safe and you know which valve serves the affected fixture, stop its water supply. For serious or spreading water ingress, contact building management and an appropriately qualified repair professional promptly; use emergency services if there is immediate danger.

02Record what you see

Take dated photos and short videos of the wet area, nearby fixtures, ceiling marks and any visible dripping. Note when the leak appears, recent rain, when nearby taps or showers were used, and whether it stops when a fixture is not in use. This record helps the plumber or building management compare patterns without guessing from a dried stain.

03Avoid cosmetic repairs before diagnosis

A ceiling stain can come from plumbing, a neighbouring unit, an external wall, a roof or a failed waterproofing detail. The visible patch is not necessarily above the source. Avoid repainting, sealing over the mark or opening a finished surface before the likely source and access plan have been discussed. Drying and safe containment can reduce damage while the cause is investigated.

04Share useful details with the repair team

Tell the professional where the water appears, whether it is active, what fixtures or weather correlate with it, and any previous repairs. Ask what investigation is proposed, whether access to another area or unit may be needed, how the test will distinguish possible sources, and what repair and verification are included. For shared or neighbouring property, coordinate access through building management.

05Check the quotation before restoration

A complete proposal should distinguish leak investigation and source repair from replacement of damaged paint, plaster or finishes. Ask for the repair method, materials, drying or testing steps, access assumptions, exclusions and what happens if the first suspected source is not confirmed. Keep the photos and written findings with your building management or insurer records where relevant.
