There is no single reliable price for renovating a Hong Kong flat: two homes with the same floor area can need very different work. Existing condition, access, building rules, the amount of demolition, plumbing and electrical changes, finish choices, and the detail included in the quotation all affect the total. Treat online price ranges as a starting point for questions, not as a quote for your home.

02Define the scope before setting a budget

Write down the rooms and outcomes you want first. Separate essential repairs from upgrades, and note what will stay in place. For each room, list demolition and disposal, surface preparation, waterproofing where needed, tiles or flooring, cabinets and carpentry, plumbing, electrical work, painting, fixtures, protection of shared areas, and final cleaning. A clear scope makes quotes easier to compare and reduces assumptions.

03The main cost drivers

The biggest differences often come from hidden or easily overlooked work: removing old finishes, repairing an uneven substrate, moving water or power points, carrying materials through restricted access, protecting lifts and common areas, and arranging debris removal. Bespoke joinery and premium fixtures also change the total. Ask the contractor to identify provisional items and state what site conditions could change their price.

Use one line per work item and record quantity or area, material or product specification, labour, exclusions, and the amount allowed for uncertain work. Add separate lines for building management deposits or requirements if applicable, temporary accommodation if relevant, appliances, and contingency. Keep the contingency as your own reserve rather than letting it hide an unclear contractor scope. Confirm the payment milestones and variation process in writing.

05How to compare renovation quotations

Check that each quotation covers the same rooms, preparation, materials, waste removal, protection, schedule, and completion standard. Ask what is excluded, who supplies each fixture, and how additional work is approved and priced. A low total may simply omit work another quote includes. Compare the written scope and terms before comparing the final numbers.

Confirm building access and renovation rules with management, agree the work sequence, and keep a record of the signed scope, finish selections, drawings where applicable, and written changes. Alteration work can have different approval or minor-works requirements depending on its exact nature, so check the relevant Buildings Department guidance and obtain professional advice where needed.
